For Building Owner’s, and/or others who are responsible for the maintenance or repair of non-domestic premises, there is a statutory duty to manage any asbestos in their buildings.

Our highly experienced consultants can aid clients with the development of comprehensive Asbestos Management Plans, Method Statements, Management Reports and develop scopes and schedules of works to ensure you achieve compliance. If any asbestos-containing materials (ACMs) are found that are releasing airborne asbestos fibres or are likely to do so in the near future, the plan will advise whether the ACM should be repaired or replaced.

ASBESTOSSURVEYS

Asbestos Management Surveys

Any non-domestic building build before 2000 should have a management asbestos survey in place. Any person with responsibilities regarding the maintenance or repair of non-domestic premises has a duty to manage asbestos under the Control of Asbestos Regulations. The management asbestos survey is part of that duty.

 

This type of asbestos survey is used for location, assessment and management of asbestos within a property.  It is non-intrusive and causes only minor disruption. The surveyor may presume some materials are asbestos-containing without taking samples.

The management survey gives you the information needed to manage and monitor asbestos-containing materials. This will include preparing an asbestos register and developing an asbestos management plan. However, this type of survey is not suitable for construction or refurbishment work, or extensive maintenance work.

 

Asbestos Refurbishment Surveys
You need a refurbishment and demolition asbestos survey before carrying out construction work. This must be carried out on any building built before 2000, unless you know for certain there is no asbestos present (due to prior removal or other evidence).

 

The survey should cover the area or materials that will be disturbed. You do not need to survey the entire building if work is only taking place in one room. Any suspected materials will be samples and tested in a laboratory. The results let contractors know what they will be dealing with, so they can take the right precautions.

 

The survey is fully intrusive in the areas of work.  Due to the nature of the survey there is some disruption and damage required.

 

Asbestos Demolition Surveys
The demolition asbestos survey is the most intrusive and thorough survey undertaken. All areas of proposed demolition will be inspected for asbestos. 

 

The work is very disruptive and intrusive possibly involving destructive surveying methods to determine whether asbestos is present deep within the fabric of a building.  The building or areas being surveyed will usually need to be vacated so that extensive samples can be taken.

 

Re-Inspection Asbestos Surveys
Following any of the above asbestos surveys you may require a periodic re-inspection survey to manage the asbestos in your property.

 

This inspection will check the previously located items and ensure they are safe with no deterioration in condition or damaged and managed correctly.

 

The Asbestos industry is one of the most highly regulated in the country.

Asbestos Removal Contractors must be able to demonstrate to the Health and Safety Executive that they have a robust auditing regime that enables them to adopt a policy of continual improvement in Health and Safety standards and ensure rigorous compliance with the Control of Asbestos Regulations 2012.
